“TV in the bigger twin bedroom not working.”

Hoover not working. Did the best I could on hands and knees with dustpan and brush as there was no broom either. Fire kept going out after a few minutes. Curtain rail looked like it was going to fall off. Section of carpet next to kitchen coming up at both ends. One dining room chair ripped on back. Had to purchase new batteries for main TV remote and heating control. Apart from the broken hoover these are all trivial problems which can be easily fixed.....however I feel they should be ...

In your defence I did not report these issues whilst we were there. We were only there Monday to Friday and 2 of our party took bad...... I didn't want to waste any time waiting for replies, or maintenance people taking up what little time we had. Please note this did not make this a bad holiday and I would definitely stay again ( as long as I had a hoover

Thank you for your feedback. I was not aware of any of these issues apart from the rip in the dining room chair which we will replace at the end of the season. I am sorry you were inconvenienced and you shouldn't have to use a dustpan and brush on your holidays!!! I will have everything else checked and thanks for the battery changes which can happen of course. We are having new carpet laid throughout at the end of the season. Property Owner

“Great lodge.”

Plenty of space. Neat and tidy and has a homely feel. Kitchen has everything you need. Beds were comfy. Good location. Loved the ducks/swan that visited everything we went to the decking area. Found information pack very useful.

“The property is perfect for overlooking the small lake and get the full on sun all afternoon into early evening.”

The hot tub was great for our family. The lodge is spacious and well equipped. We did feel the fence / balustrades around the lodge could do with some TLC, and a new tin opener that works would be helpful. However that said we’d still visit again in a heartbeat.

“Lovely property with the caveat that the decking needed protection I would guess around 5 years ago.”

Current status : very faded, starting to rot in places. Unable to walk barefoot die to splinters. Also gate dropped of hinges and needed to be lifted manually. Other than decking a wonderful property.

Thank you for your feedback. I agree with you about the decking. I am battling Pure Leisure to allow composite as timber decking needs so much more work. I do pressure wash and treat at the start of every season but it's not as good. Work in progress! Property Owner

“The hot tub wasn't up to temperature the first night but was fine thereafter.”

The wooden steps and balcony were very slippery. There was nowhere to hang coats apart from the wardrobes, we had dry weather so it wasn't really a problem. Everything else was very good, the lodge was nicely furnished and had lovely views, thanks for the prosecco. We would definitely stay again.

Thank you for your feedback and we'd be happy to have you back! I am glad we managed to get the hot tub operational for at least part of your stay. I pressure wash and treat the decking every January but it does get slippy by the end of the season, unfortunately we are not allowed composite on site which I prefer. We have also ordered a new washer dryer for installation this winter. I take your point about hanging space for coats and will address this winter. Glad you had a dry break!!! Property Owner

“Stayed at 3 Bears for multiple family celebration: eldest son’s 21st, fantastic A level results, new jobs.”

Was perfect for us, greatly assisted by the glorious weekend weather. The lodge is perfectly positioned, overlooking one of the smaller lakes. It benefits from the afternoon sun and is a wonderfully relaxing place to be. In fact we were debating whether to eat at the on-site restaurant but decided against as the view from the lodge cannot be bettered. The hot tub was an added bonus and was enjoyed by all. Saw reviews about the leaking toilet and oven not working and called Sykes to check this. Contact with Sykes wasn’t easy (was next day before an agent contacted me via WhatsApp). We also thought the oven was faulty but realised it is a gas oven that needs a lighter to light it (as ignition not working). Visited Silverdale and Arnside and had a fantastic Sunday roast at The Eagle’s Head (would highly recommend). Our sons and girlfriends had a great time on the other lake in hired kayaks. All in all, a great weekend and lots of happy memories.

Sykes contacted me to confirm those couple of issues were remedied before your stay and we were glad to do that. You are quite correct with the oven ignition (a few of our earlier summer guests struggled hence the reviews) so there are a couple of candle lighters in the cutlery drawer which do the job or you can use the grill ignition. Congratulations to all on A-Level results and jobs - a hot tub is as good a place as any to celebrate! Hope you can come back but can't guarantee the weather next time. Property Owner

“An absolutely beautiful lodge and was perfect for my husband and I, plus our little fur-baby.”

Hot tub was an absolute bonus and this sealed the deal when browsing against other lodges. We had noticed the railing above the door was broken and a printed note left on the counter which mentioned the oven was still not working, along with a leaky toilet. We weren't sure who wrote and left the printed note, so we were careful when using the bathroom.(Used the en-suite instead to avoid making a potential issue worse). The outside of the property - the seating area overlooking the pond - could do with some TLC such as varnishing, cleaning of the glass (which has a lot of brown varnish smears), but not a deal breaker at all. Just some observations while enjoying the beautiful views! :) We loved our time at the lodge (I think I personally have fallen in love with it) and we will be returning again!

“Unfortunately, I’ve been quite disappointed with the cleanliness and general condition of the lodge.”

A few of the issues we’ve noticed: • Bedding was dirty • One of the sheets is ripped • Toilet seat in the en-suite is very loose • The toilet was leaking in the main bathroom • Oven wasn’t working • No tin opener provided • Curtain rail above the door is hanging off • Toaster is temperamental • Upholstery is quite grubby I’m not expecting anything to be done for us at this stage, but I hope this can be looked into for the sake of future guests.

“The lodge had everything we need.”

It was clean and tidy when we arrived it was in a lovely quiet spot the only sounds we heard was the sound of the fountain and the ducks (which was lovely and relaxing). The only downfall with the lodge was on the double bed the mattress did not fit the base and me and my husband hurt our ankles a couple of times getting in and out of it BUT that was the only thing we had a problem with everything else was great.

“We enjoyed our stay at the lodge and the facilities were great with everything one needs for a comfortable stay.”

The hot tub was good but the cover was rather worn with tears around the edges and a dent on one side of the top. It was also extremely heavy and difficult to move. Only other thing worth mentioning, is it could do with some lighting around outside of the lodge especially near the steps as it can be very dark and a potential trip hazard. Would definitely recommend to others and look forward to returning in the future.

You are absolutely right about the hot tub lid so we have a new one on order (it's a bespoke manufacturer apparently and takes 8 weeks) which will be fitted by the end of April - hopefully in time for your next stay! I have ordered additional lighting for the steps, motion-sensing solar and will install when I can access next. There is an outside light which covers the front door but point taken thanks. Located just off the M6 and 20 miles south of the scenic Lake District, Carnforth is the sort of place that everyone has heard of, and many desire to discover this hidden gem. Situated at the north end of Morecambe Bay, north of the historic town of Lancaster, 15 miles from the winding lanes of the Yorkshire Dales and a hop and a skip from the Lake District, it is close to absolutely everywhere!
