“Amazing property and we had a fantastic time at Heatherbrae and in discovering the beautiful surrounding area.”

16 of us stayed for 3 nights and it all worked perfectly, from the massive kitchen /dining area to tennis and hot tubs. Incredible views over the river valley. My only minor gripe would be about the room layout /total capacity described in the listing and I would suggest that constraints should be made a bit clearer i.e. some rooms are large family size with one room for kids. That apart - brilliant - and we would love to return! Thanks!

The property

Heatherbrae is a magnificent house in Middleton-in-Teesdale, Durham, offering off-road parking for ten cars, extensive grounds, two hot tubs, a tennis court, and an impressive collection of indoor and outdoor spaces designed for unforgettable group stays.

This is a property with real presence, the kind of place that turns a simple gathering into an event, whether you are marking a special occasion, bringing generations of family together, or planning a long-overdue break with friends.

With a substantial main house and a well-appointed annexe, Heatherbrae gives your group the freedom to spread out, settle in, and make the place your own from the moment you arrive.

Inside, there is a wonderful sense of flow between the social spaces, each with its own character and purpose.

The sitting room, gathered around an open fire, is ideal for evenings of conversation and shared bottles opened after a day exploring, while the snug, with its woodburning stove and library, lends itself to slower interludes and quieter corners of the day.

The games room sets the tone for laughter and a little rivalry around the pool table, and the kitchen/diner becomes a true centrepiece of the stay.

Here, the woodburning stove adds warmth and atmosphere, while the range cooker, generous kitchen setup, and sociable dining arrangement make it easy to picture celebratory meals, abundant breakfasts, and the kind of long-table moments that define a group holiday.

A further kitchen and the annexe’s open-plan living area add even more versatility, especially for larger parties wanting additional room to cook, prepare, or simply peel off for a different pace.

The bedroom layout is equally generous, with thirteen bedrooms across the house and annexe, including super-king-size, king-size, double, and twin options, along with family rooms that allow plenty of flexibility for varied group make-ups.

Several bedrooms benefit from en-suite facilities, and the spread of bathrooms and cloakrooms throughout the property helps everything run with ease, even when the house is full.

Step outside and Heatherbrae makes an even bigger impression, with an enclosed rear garden that feels purpose-built for memorable days in.

There is a lawn for games and gathering, a terrace and barbecue for outdoor feasting, bike storage for active groups, and features that make the garden feel like a destination in its own right, from the tree house and rope swing to the tennis court and the two hot tubs that bring everyone back together as evening falls.

Beyond the grounds, Middleton-in-Teesdale delivers both convenience and scenery, with village amenities close by and easy access to the wider North Pennines.

Explore the area around High Force for a dramatic encounter with one of the country’s best-known waterfalls, follow the Tees Valley Railway Walk through striking countryside, or seek out Summerhill Force and Gibson’s Cave for another rewarding day outdoors.

Barnard Castle offers a fine combination of history and culture, with the ruined castle, The Bowes Museum, and Egglestone Abbey all lending depth to a day away from the house.

Durham adds still more grandeur, where Durham Cathedral and Durham Castle stand among the region’s great historic sights.

Whether your plans revolve around outdoor adventure, heritage, celebratory dining, or simply making full use of the house and grounds, Heatherbrae rises to the occasion at every turn.
